Designing Luxury Residential Amenities for Recovery, Connection and Longevity
Amenity floors are easy to over-program and easy to under-use. A wellness pavilion, a social lounge, and a movement room can be the most valuable shared area in a building, or the most expensive corridor. The difference is whether they were designed for recovery, connection, and longevity, or for a launch weekend.
MORÈNA BAR OR designs these rooms as interiors with a job. Recovery needs lower light, better acoustics, and a path that does not require walking through a party. Connection needs seats that work for two people, not only fifty. Longevity needs access, contrast, and rooms that do not humiliate an older resident.
What to stop copying
Hotel nightlife as a permanent resident program. Equipment-dense rooms with no recovery adjacent. Hard surfaces that make every class a noise complaint. These are Miami and Aventura problems as much as they are national ones.
How the system helps
The MORÈNA SYSTEM™ asks who will use the floor on a Wednesday, what the budget can maintain, and how the amenity supports the units rather than compensating for them. See Longevity Living, developers, and the wellness-real-estate argument.
